ya lor....my unit also just breakeven because we didn't do fantastic reno.

But try try lor.....target to foreign talents who don't know about pollution and air plane noise, punggol famous of.
Try try to those working in airport, semiconductor companies.

 fred, for renting out the whole flat, did you get any HDB approval? or you auto qualify under one of the category under the HDB subletting flats guidelines?

perhaps another 10 years to fetch this rental price! I can;t even get to sell my unit with break even $ to my reno!  Cry
Too bad, reno is a liability... it is not taken into consideration for its valuation. Only the flooring, if its marble or granite, will maybe push up a few K.  Hmm.. punggol now is fetching good price. I am selling one unit soon at edgeplain... meeting the owner soon. I believe can target around $30k above valuation. Few months back i sold one unit at blk 175d for almost 20k cash. valuation was 303k. I believe the avg valuation now shd be ard 31x k as most recent transaction are above value.

a colleague at B643 high floor sold for 385k for 5 room few months back, this top the sales list for Punggol! however, no luck on edgefield plains.. sianz.

i'm surprise to see 5R B201C, such relative new flats being sold for 350k recently as well!
till date, record for my area is only <20k increase from the lease price Undecided
