This executive condominium project is on a 99 year leasehold. It comes with full condo facilities, made up of 600 units 17 storey high.

The breakeven price in accordance to tender pricing is about $600 per squae foot. Therefore if the mark-up selling price is 10%, the selling price may be $660 per sq.ft. at the lowest.

This is the first executive condominium project in Punggol Central ( Punggol 21 + ), so the selling price may not be cheap.

It may go up to even $700 to $800 per sq. ft. meaning a 1000 sq. ft unit can cost as much as $700,000 to $800,000

Note : A BTO 5 room HDB flat sells between $400,000 to $500,000

At this moment, how much it will cost is everybody guess...........

A temporary showflat will be constructed at the junction of Punggol Central and Punggol Place just behind Punggol Arcadia.

Although it is called " temporary " but the structure is constructed with steel " I " beam . Solid and outstanding.

When completed, it houses it's Sales Office and Show House.

It will be expediated and the Sales Office and Show pieces will be up for viewing by Christmas 2010.

What's happening at site.........

Today the whole site is hazy. Two excavators are at work, removing sub-soil. A couple of lorries were busy moving in and out of the building site carting away sub-soil.

Steel plates lined part of the site, enabling lorries to work continuously even when it rains.

A rotary piling rig is also at site working together with a heavy lifting crane. As work gathers speed, in most cases more will be working at different blocks.

In two weeks time, as in other projects, when certain blocks of piling is ready, heavy precast concrete blocks will be delivered to site for pile load test.

In fact,  the speed of construction and progress  will actually depend on how fast the condo were taken up.

To do this, the showroom has to be expediated.
