If your friend rented 1.5k last yr, realistic rental shd be ard $1.8k now i believe.
Thats only 20% increment.
I had many colleagues, n myself had recently rented for others,
majority all increase by 50% or more.

If 5 RM can rent $1.6k, then EA should be able to fetch $1.8k to $2k
However, the rental price also depends on who u renting to.
If u willing to rent to foreign students/malaysian workers...etc.. who share cost for a shelter,
u may be able to get higher rents... by renting to more.

I recently rented out a 4RM at Yishun Blk 38X. It is faraway from MRT..inconvenience...
the mkt rate is only $1000-$1100, and northpoint area is ard $1300.
Somemore the condition is damn worn out...over 20yrs no reno.
But i manage to rent out at $1600 for my landlord.
Bcos we rent to 6 Malaysian workers on employment pass...
To them splitting the cost, its still manageable.
If i rent to, say, a family, i definitely cant get that price... maybe at most $1200 nia.
