The MF calculated based on share value. Think, they follow  the guidelines from BCA https://www.bca.gov.sg/BMSM/others/Share_Value_Guidelines.pdf. The share values are by a range of floor area. For our case, 2 room or 3 room unit falls under the 50 to 100 sqm range, thus both having 6 share values. If Luxerie MF also calculated based on same guideline. Their MF is actually more expensive, 50 plus dollars for 6 share values.

Desmond, I agree with you we should talk to WH to show our concern. At least they have to explain how they derived this figure. If we feel it is not fair, there must be some data to support us.

Maybe all of us can go around and ask your friends how much they are paying, and for what facilities. If we have some contractor/landscaping  friends, get their professional advice. chitchat

Can we agree on a facebook site for PC owners to discuss or highlight PC related issues or highlights (and strictly no advert or promotion) ?

It is encouraging to see quite a few PC owners (tcl, Desmond Ho, LSF, Kopi, and more) coming forward to participate in the discussion regarding the MF. Perhaps we could arrange a meetup session in one of PC event rooms in the clubhouse after we received our keys, maybe towards end June.

Meanwhile, I agree with tcl that each of us should gather some data on the recent new TOP condo MF amount and the condo related info.

If we could have data for this nearby newly top condo, it should be able to prove that PC is charging high MF for the start.

1. A treasure Trove
2. River Isle
3. Flo Residence
4. Waterbay
5. Water woods

Of couse we also must work out the number of units in each condo towards the number of shares contributing to the MF.

So guys let work on it . We will gather for discussion towards end of june.

Will try to create a PC gmails for further communication.

After going through the comments,  probably experienced executive condominium buyers may want to enlighten prospective upgraders from HDB to EC on what are the challenges, problems faced in contemplating booking / buying an EC.

The obstacles faced from signing on the doted lines up to TOP. ( the tremendous waiting time of about two to three years. It's a long wait )

Finally congratulations, all of you are gradually moving into a brand new house of your own.
