Any one just heard or have sold their 5rm unit in Punggol.
Mine is 5 yrs soon. Hoping to sell at a good price.

What price are we looking at??

My friend was looking around for a flat last month (bought already). People are selling for around $305k for a top floor unit...almost prime location... But also have people selling for $280K... but think in the end will usually end at valuation... so dont believe thosae agents too much if they say can help u sell at above valuation alot cause there is actually not many buyers in the market

No. The value already include your renovation. (Or rather it should, if the flat has been valued by a professional.)

Seriously, folks, what is all this "above value" business about? The value of the place is the current value, including everything that has been done. Why would you expect to get more than that? It's like you'd be willing to buy a car for 10K more than it is worth!

Of course, if a buyer wants it bad enough, you can probably get him to pay more, but personally I think that would make the buyer extremely stupid. Personally, I would NEVER buy anything for an amount above value, unless it was a one-of-a-kind thing and there was competition for it!

for the last six - 8 months or so...

punggol owners are averagely asking between $5k - $10k above value.
thereafter, it's pretty much buyer seller willingness.
this greatly depends on the place...
eg: high/low floor, facing, view, condition of house, layout & design and etc.

urgency in selling or buying would also determine the cash amount involve.
