most shops had their contract expired in July after 2 or 3 yrs lease.

why the shops left? there are many reasons from the management and the tenants point of view.

Management point of view:

1. Tenant is a bad pay-master. Means delay in paying monthly rental. Which is no good. Because the contract stated that 2 mths rental are not paid on time, management has the right to ask them to leave. This is reasonable.

Tenant point of view:

1. No crowds
2. High rental

In the first place, knowing that rental is high and the crowd isn't comparable with those town centres. Why these tenants still try their luck to open the shop in PP. Somemore, keep on delaying the monthly rental with reason poor business.

I think some tenants who delay their monthly rentals are being asked to go. These people tell their customers that management is unreasonable, anyhow raise rental prices, etc. I think it is the other way round.

They are bad pay-master even today in PP shops. The management is already in force to ask them to go. You'll be surprise more shops to get out.
