I didn't read that article.  But if they cited $240k, it could be a dated figure. 

I recently transacted a 4-room unit at $260k.  Prices for those blocks (292-299) nearer to the mrt command even a higher price.  We closed one at $290k - about $30k above valuation.

Thought Punggol should be higher. Saw today article in The Straits Times, 4-room only $240k+.

i believe punggol flats should be able to sell either at valuation price or slightly above valuation price...

Had heard that punggol 5 rm sells at about 340-380 (one of the highest) Tongue maybe the reno is fantastic  smile or the buyer is desperate for a home in Punggol..... oops

Yes, there are buyers who love Punggol street layout and condo-like flats.   When i brought my buyer to see punggol for 1st time, they were so impressed.   Previously they were reluctant. They tot Punggol is an ulu estate which look like Jalan Kayu or seletar.

Highest so far is 5 rooms Blk 643, high floor sold for $380K and $272,800 for 4rms midflr at blk 298.
