New HDB’s BTO project announcements for Punggol Central.

Punggol Emerald

Located at the junction of Punggol Way and Punggol Central. Total 856 Standard Flats.

Studio apartments : 188 units @ $73,000
3 room 96 units @ $166,000

5 room 222 units @ $333,000

Punggol Waves

Located along Punggol Walk with 573 units.

This is only a HDB’s announcement. As usual it will take at least 2 to 3 years before the first equipment moves in for soil testing. Final completion of the project may be at least 4 to 5 years time. By then, it will be 2014 or 2015. It’s a long waiting time. Anyway, by the look of it, the two LRT Stations serving future residents of Punggol Emerald and Punggol Waves will be Soo Teck and Sumang LRT stations.

As it is today, the whole place looks deserted.

Punggol Emerald, the newly launch BTO HDB project is at the corner of Punggol Way and Punggol Central. The site is just in front of Punggol Sapphire, which is where the " Maltida " house is located. 

The question is what are you going to do with the " Maltida " house ? Are you going to demolish it ? preserve it ? or what ? Soon we should know the answer. If you know the background of the story, would you buy a unit at Punggol Emerald ?

Accordine to news report, " Build-to-order scheme in Punggol sees strong demand as applications close " and six bids for every flat on offer.

It's surprising and interesting. Surprising because the four room units in both the Emerald and waves is not even publicise. At the moment Emerald is situated in quite a remote location. Waves is close to a school under construction.

Normally when a block is located close to a school, at 6.30 in the morning, loud speakers are always blasting away during school assembly. It's too noisy.

Really, it may be worth waiting a little bit longer if you hope to live closer to the Water ways supposed to be ready by 2011.

So far there are no announcements. Looking at the long stretch of vacant  land running parallel to the LRT line, in between the LRT and the waterway, resort style apartments may be in the pipeline.
