Yes, I feel it's indeed expensive. And I don't find the veg / meat sold there any fresher compared to NTUC fairprice upstair. It's only that something are not found in the supermarket.

I also had a bad experience several days ago: The uncle selling beef doesn't put the scale outside as others do, so you won't be able to see the readings. I ordered half kg beef, and guess what? less than 0.4 kg was given. Outright cheating.
