Aiya again,,no need to warn the HDB flats pple  lah...since they r still owning the flats unlike private..they will co-pay..it is those private who suffer... head banging

the method is not sophisticated...only advanced and $$$,,,and mainly used  for med-high end private condo.. thumbs up they purchase special moulds to make walls at site...instead of using precast panels..so with less joints ,,means less "raining" into  your unit  ..... clapping...

hhhmmm.....  clapping clapping very interesting read.... for med-high end private condo... if ONLY esparina is a med-high end private condo...  you seems to be very informative about construction ... guess google has taught you....  clapping clapping clapping

Water seepage and penetration is always a problem but in Singapore most problems in Buildings are caused by internal faulty pipe connections especially in the toilets. This happens to old HDB Blocks built earlier in Bedok, Queenstown, Redhill and earlier Blocks in the Tiong Bahru Area.

HDB started using prefab housing construction method in Punggol as early as year 2000 ( if I can remember properly ). Quite a number of Blocks were already past 10 years old. ( NOT sure if there are complaints of water seapage )

One thing which we can rest assured is RAIN water will not be able to penetrate through front wall facades or casement windows because those areas are subjected to very stringent factory / site test before designs can be approved for construction. ( In the mid sixties, I was personally involved in water / fire and load test of Building parts )

Water seepage from roof is possible but quite unlikely because water proof membranes / materials are used in the mixture. Of course construction method and technologies are ever improving, test and lab findings are on going especially by the Americans and British. Of course the Building Control Authority are part of it.



Well... i think water leaks from pipes and water seepage are 2 diff issues......Good construction methods will prevent seepage but pipe leakage cannot be prevented ...as all pipes have std lifespan and replace if nec...HDB offers free change of pipes at IUP  lah  clapping

So for those who are owning the private ones soon... watch out...U would want contractor to use the best methods to build your private units ...this is value for money.......not some out-dated building methods which has already known to come with faults......and pass it over to the owners to worry... waving

Well...given the advance building methods used by Esparina,,,,there is more value for money as downstream rain problem is minimised. waving....pple who staying in this are getting a steal.. clapping.a high-end QUALITY  condo  at discounted price,,,,,,,will likely  have less maintenance issues and costs,,,i am not sure for this punggol one...maybe buy more rags to soak rain  head banging

Lol. You are obviously an Esparina owner whose sole purpose is to stir crap in this forum. You have made your point multiple times, though how unfounded they may be. Only time will tell. Who knows Esparina might crack and crumble in 5 years due to some faulty design. Point is, noone can foretell anything with the smugness and certainty that you have shown in this forum.

If I were to make a guess, you came to this forum from http://www.myhometown.sg/Forum/tabid/84/afv/topic/aff/304/aft/180361/afpg/214/Default.aspx after someone posted a link to this forum. Jealous and seething that the progress of Prive is way faster than Esparina, you chose to be the small hearted person you are and started flaming in this thread. Well, you've made your so called point, so now scamper off back into whatever hole you came from and let Tom post his pictures in peace.

Btw, if Prive were to finish a year earlier than Esparina, be it seeping with rainwater or not, that just means that Priveans will be that one year closer to their MOP ahead of any Esparina owner. One year earlier to a family life for those newly weds, one year less rent expenditure for those who are renting now, one year earlier to having a baby for those waiting to move into their new homes before family planning. For the rest of us, life is more than rainwater. For you, it's the increased probability of squeaky dry walls, and being a very very sad person.
